However, the real measure of success comes from how this senior living community impacts the people it serves—the residents, families, and staff, and in the case of Broadview, students and faculty too.</p>
<p>When it comes to enhancing lives through inspired design, MDP relishes the opportunity to serve the senior living industry. “For over 50 years, we have enjoyed creating unique design solutions to serve the diverse needs of our clients and their cherished residents,” describes MDP Principal Bruce Hurowitz. “While there is something special about every project we work on, collaborating on the design of a University Retirement Community has been extra special. Broadview provides an enriching senior living experience. We hope to be part of more projects like this in the future.”</p>
<h2><strong>The Benefits of University Retirement Communities</strong></h2>
<p>In addition to providing the amenities, hassle-free lifestyle, and comprehensive care and support desired by residents of Life Plan Communities, URCs offer additional layers of engagement and enrichment.</p>

<p>Moreover, URCs create a unique setting that allows residents to live a fulfilling and rewarding new chapter of their lives. <a href="https://www.broadviewseniorliving.org/" target="_blank" rel="noopener">Broadview</a> Executive Director Ashley Wade has worked in the senior living space for over 25 years, almost exclusively with university-based communities.” I am a huge advocate of this senior living model,” says Wade. “It is an authentically rich solution for senior living.”</p>
<h4>Different Paths to URC Success</h4>
<p>URC environments find a path to success in different ways. Wade navigated the URC landscape under a variety of conditions, from a one-mile to a five-mile separation between the senior living community and affiliated university to the on-campus set-up of Broadview. “The greater the distance, the more intentional the planning needs to be, from the transportation and dedicated spaces to the programming,” says Wade. “The design of Broadview and the dedicated Learning Commons makes it the gold standard. It was built and designed to foster multigenerational connectivity.”</p>
<p>With the expanding boomer market and desire for niche retirement experiences, Wade believes URCs perfectly suit people interested in lifelong learning and intergenerational engagement. “URCs attract curious people who want to remain curious, people who want to explore avenues of interest they were unable to in previous chapters of their lives.”</p>
<p>Furthermore, Wade finds that URCs attract like-minded individuals. “You end up with an incredible brain trust of people who are wildly smart and super interesting. They have no intention of sitting still and wasting away a day. These residents are determined to define retirement on their terms and to be engaged in a way that has real heft and robustness.”</p>
<blockquote><p>According to one professor, “It’s always a pleasure to have Broadview residents audit my classes and mentor students. The intergenerational learning environment enriches everyone involved—and the community itself is just fantastic.”</p></blockquote>
<h4>The Power of Knowledge Sharing</h4>
<p>Equally important to the success of URCs is the residents’ desire to share their knowledge with others. Wade finds residents’ stories and career paths awe-inspiring. “Our residents are successful, competent, skilled professionals who want to share their experiences. They are passionate about passing wisdom and lessons learned onto the next generation.”</p>
<blockquote><p>According to Wade, it doesn’t take long for students on campuses associated with URCs to realize that they have access to a highly engaged audience interested in supporting their career development. “We have the most amazing mentorship that happens through all of our Broadview clubs, from pre-med, pre-law, and mental health professionals clubs to a journalism and communications club and an art and design club. We have anecdotal story after anecdotal story that would blow your mind.”</p></blockquote>
<p>For example, a recently retired Founding Dean of NYU Long Island School of Medicine is helping students connect and get into medical schools. Also, a recently retired Columbia Professor and publisher of Foreign Affairs magazine is talking to kids about journalism careers. And a recently retired casting agent advises students on how to improve their chances of getting onto Broadway. Since Broadview has only been open since December 2023, the list of successful intergenerational mentorship stories has only just begun.</p>
<h2><strong>Inspired design supports inspired living </strong></h2>
<p>The intentional design of Broadview, combined with the exceptional programming, has residents enjoying this new URC experience. As one resident said, “Moving to Broadview was the best decision of my life—second only to marrying my spouse!”</p>
<h4><img loading="lazy" decoding="async" class="alignleft wp-image-5057 " src="https://mdpdesign.com/wp-content/uploads/2025/04/broadview-25_0000s_0000s_0011_9-510x340.jpg" alt="Broadview at Purchase College - 11 University Retirement Community" width="473" height="315" />The Learning Commons</h4>
<p>With a current occupancy of 212, the community is thriving, and a variety of spaces are proving popular among the residents. <strong>First and foremost, the Learning Commons sets the community apart from other campuses, providing a hub of activity—the hot spot for collaborations between the college and the community. </strong></p>
<p>“Students, faculty, staff, and residents all have the opportunity to mingle, eat, and learn together in the Learning Commons,” says Wade. “At its nucleus, it is what Broadview is all about. The design has been instrumental in achieving the intended interactions. The fluidity and flexibility of the space have created a platform for the desired engagement. It has been wonderful and gratifying to see that come to life.”</p>
<p>The variety of furnishings and layout flexibility support the activity and ergonomic needs of the diverse user groups. While each classroom space allows for a variety of configurations, staff have found it most efficient to set up each area for a different type of activity. Then, they schedule groups according to the specific set-up needs. In addition to supporting a variety of groups and classes, the Learning Commons has provided the perfect setting for music and dance performances and end-of-semester exhibitions.</p>
<blockquote><p>“There is a myriad of things happening all the time,” says Wade. “Residents are not bored here. In fact, our most common complaint is that things are scheduled at the same time, and they have to make a choice.”</p></blockquote>

<p>The list of events, activities, and options for socializing extends beyond the Learning Commons. For example, Wade notes the Coffee Lab and the library as other popular spaces. <strong>The Coffee Lab provides a grab-and-go dining area that flows into the library.</strong></p>
<p>“Both spaces are highly used and very inviting,” describes Wade. “These areas are utilized by members of the community and members of our team.” From the food and beverage options to the accommodating layout, people are enjoying these areas throughout the day, including a nightcap late into the evening.</p>
<p>The game room is another hot spot of resident activity, for every game group imaginable—Mahjong, poker, rummy, and the list goes on. According to Wade, there is often overflow from the game room into the Coffee Lab, or people arriving early to get their favorite table.</p>
<h2><strong>A positive experience for all</strong></h2>
<p>In addition to happy and engaged residents, family members are impressed by life at Broadview. “Visitors are surprised at how beautiful it is and frequently comment that it looks and feels like a resort,” comments Wade.</p>
<blockquote><p>According to one family member, “My mother-in-law is absolutely loving Broadview. She’s so busy socializing and taking classes, we have to schedule visits around her calendar!”</p></blockquote>
<p>The success of Broadview extends to the staff as evidenced by an employee satisfaction survey designed by a national research firm. More than 100 employees participated, and the results earned Broadview the <strong>Choice Community Award</strong> by Holleran Consulting, ranking them among the top workplaces in life plan communities nationwide in employee engagement. Furthermore, Wade enjoys hearing team members’ comments that Broadview is the nicest place they&#8217;ve ever worked.</p>
<p>From the beautiful finishes and enticing amenity spaces at every level of care to the thoughtful operational considerations, such as storage and service areas, Wade applauds the intentional design. “I could talk for hours about Broadview. There are a million different things I could tell you that make this a special project. It&#8217;s been a wonderful and wild experience launching this community, but truly made all the better because of the thoughtful and intentional design.”</p>

In addition to receiving accolades in the <a href="https://shnawards.com/nominees/broadview-senior-living/" target="_blank" rel="noopener">2024 Senior Housing News (SHN) Architecture &amp; Design Awards</a>, the <a href="https://efamagazine.com/trends/broadview-at-purchase-college-westchester-n-y-2025-efa-design-showcase-honorable-mention/163661/" target="_blank" rel="noopener">2025 EFA Design Showcase r</a>ecognized the work at Broadview with an Honorable Mention.</p>
<p>These award programs celebrate the best design and architecture in senior living environments. In the EFA competition, Broadview was one of four projects to receive an Honorable Mention by the jury of industry experts, including senior living architects, interior designers, owners/operators and consultants.</p>
<p>Broadview offers 174 independent living apartments, 46 single and duplex villas, 36 assisted living residences, 32 memory care beds, and a vibrant commons area with sought-after amenities. In addition, the project features a dynamic Learning Commons. This destination brings students and faculty from the performing and visual arts college together with senior living residents to enjoy academic, social and cultural activities.</p>
<p>The jury recognized the project for its innovative intergenerational environment and commended the team for incorporating the college atmosphere throughout the Learning Commons. <strong>They noted how the fresh aesthetic relates to the campus experience, the indoor/outdoor connections, the warm and inviting common areas, and how the details break down the scale of spaces and give the buildings character.</strong> Furthermore, they appreciated the overall experience for staff, residents, and visitors with ample opportunities for integration and activities.</p>
<blockquote><p>One judge commented, “Wow! What an amazing project! From the artwork collaboration, operational efficiencies, high-end finishes, variety of amenities, architectural details, and layout of the whole campus, this is an exceptional project.”</p></blockquote>

In today’s senior living industry, an enticing clubhouse with a mix of unique amenities can be a differentiator for older adults exploring their housing options.</p>
<p>While some organizations have the opportunity to build a brand new commons area or invest in the addition of a wellness or performing arts center, other providers are re-evaluating and re-working existing space to meet consumer preferences and market demands. The modern clubhouse is the social hub for resident life, with spaces and programs that support holistic wellness.</p>

<p>Offering a variety of dining options continues to be a senior living industry trend, with no signs of change anytime soon. Our society has a more sophisticated, multicultural palate and desire for culinary experiences, and that preference is driving decision-making as people consider moving to a senior living community. Providers across the country have invested considerable resources in amping up their dining programs to deliver fresh food in a variety of settings.</p>
<p>From cafes and grab-and-go bistros to exposition kitchens, a pub or bar, and fine dining restaurants, residents want to be able to pick and choose when, where and what they want to eat. A bite at the bar before a show, a casual lunch al fresco with friends, a special food truck night or takeout to eat at home—they want the same freedom and options they enjoyed before moving to a senior living community.</p>
<blockquote><p>“In conducting well over 100 resident focus groups in all areas of the country, we have confirmed that the well-traveled residents and future residents are demanding variety, flexibility and choice,” says Schelley Hollyday, founder of The Hollyday Group, A SCOPOS Hospitality Group Company. “There is a saying&#8211;‘Think of your favorite restaurant; now think of having every meal there.’  It would soon get boring. Communities typically have three dining options, but it is rapidly moving to four. There may even be flexibility within each venue. The concept of a permanent ‘destination dining’ venue is increasing in popularity. This space could offer an Asian experience one month and convert to a steak house the next. These varied dining experiences are attractive to current residents and a significant draw for prospective residents.”</p></blockquote>

Furthermore, some residents are looking for locations to enjoy discussions with a gathering of friends or a special spot to sip coffee and read a book. Spaces for observation and conversations are important amenities to consider.</p>

<p>The design of amenity spaces is about placemaking. The intent is to create desirable destinations that entice residents to explore and participate in a variety of activities. You are giving them more than space; you are providing the opportunity for meaningful experiences that foster a sense of community. And that is what they are looking for!</p>
<p>Whether new construction, an addition or renovations, there are a few things to consider when striving for memorable placemaking.</p>
<p><strong>Indoor/Outdoor Connections – </strong>In addition to planning a variety of indoor and outdoor amenities, it is important to create connections between the two. This strategy infuses interior spaces with ample daylighting while allowing gatherings to extend from the interior to the exterior. Think about the placement of courtyards, patios, gardens, etc.</p>
<p><strong>Flexibility – </strong>Developing space plans that can flex in size to support different groups and activities is a future-focused strategy. It allows you to provide residents with the space they need to accommodate any club or group they desire. In addition, it supports efficient operations by maximizing space utilization.</p>
<p><strong>Lighting &amp; Acoustics</strong> – Our senses play an important role in our experiences. Proper lighting and acoustics make environments more enjoyable. Furthermore, a variety of light sources with dimming options adds another layer of flexibility to a space. Lighting, along with thoughtful acoustic solutions, achieves the desired ambiance and supports the intended use of the area. Everyone likes to see and hear things and avoid squinting, shouting or repeating conversations so they can be heard.</p>
<p><strong>Branding, Art &amp; Accessories – </strong>Last but not least, details matter in placemaking. Branded environments reinforce the intent of a space and influence the overall experience. From signage and uniforms to carefully curated art and accessories, design details set the scene and invite residents to a distinct destination.</p>

Broadview Senior Living at Purchase College in Purchase, New York received <a href="https://shnawards.com/nominees/broadview-senior-living/" target="_blank" rel="noopener">Third Place</a> recognition in the 2024 Senior Housing News (SHN) Architecture &amp; Design Awards.</p>
<p>The annual awards program highlights projects demonstrating cutting-edge design, excellence and innovation in senior living. With 80 entries across 20 categories, the team is honored to have the development recognized as one of the top projects in the Continuing Care Retirement Community / Life Plan Community category.</p>
<p>“The entries for the 2024 SHN Architecture &amp; Design Awards went beyond my expectations,” said Tim Mullaney, VP, Editorial Director of WTWH Healthcare, a WTWH Media Company. “This year, nearly 80 entrants pushed the envelope on innovative architecture and design across the continuum of care. They continue to raise the standards for care, operations and amenities through breathtaking projects.”</p>
<h4>Bringing an Intergenerational Concept to Market</h4>
<p>As multifamily and senior living developers respond to market demands, intergenerational concepts provide an attractive solution to support a greater sense of community. Over 15 years ago, The State University of New York identified an opportunity to allocate a portion of the Purchase College Campus for a senior living development. Under the guidance of experienced senior living developer LCS Development, campus leadership, architecture firm Hord Coplan Macht and Merlino Design Partnership (MDP), the team worked together to realize this vision.</p>
<p>Broadview at Purchase College offers 174 independent living apartments, 46 single and duplex villas, 36 assisted living residences, 32 memory care beds, and a vibrant commons area with sought-after amenities. In addition, the project features a dynamic Learning Commons. This destination brings students and faculty from the performing and visual arts college together with senior living residents to enjoy academic, social and cultural activities.</p>
<h4>Design Highlights</h4>
<p>The interior design combines vintage and industrial elements with clean lines and modern details to achieve an eclectic aesthetic, blending farmhouse chic with layers of elegance and sophistication. For instance, the warmth and richness of exposed beams, reclaimed wood and shiplap enhance the neutral backdrop. Then, the use of partition walls, whether glass or freestanding millwork configurations, maintains an open feel and visual transparency in the design. This strategy allows natural light from the expansive exterior windows to filter deep into the interior of the building. Furthermore, it provides glimpses of activity to entice residents to explore the different destinations. A mix of metals adds an industrial edge, while pops of color, texture and pattern add energy and unexpected visual delights. The “old meets new” design expression infuses the interior with the essence of intergenerational living—a style that makes everyone feel at home.</p>
<blockquote><p>“We have had the privilege of working on this project for nearly 10 years,” says MDP Principal Bruce Hurowitz. “The client had an intergenerational vision and with the entire team&#8217;s hard work, creativity, perseverance and determination, we were able to make it a reality. The most gratifying thing is seeing the seniors and students interact in the Learning Commons and Quad. This award celebrates intergenerational connectivity and a deep sense of community.”</p></blockquote>

										<content:encoded><![CDATA[<p><strong>In today’s consumer-driven world, a level of choice and customization is expected for any purchase or investment, the senior living industry included. </strong>Providers around the country look for ways to differentiate their communities with a variety of dining venues, a robust amenity offering, and multiple housing options. When it comes to selecting a new home, the ability to personalize and customize reinforces a sense of independence and ownership. Providing this capability and instilling these feelings in the sales process helps ease prospective residents into this new chapter of their lives. For those leaving a well-appointed home that represents their family and history, the ability to have a voice in the design of their new space makes all the difference during this life transition.</p>
<p>To maintain budgets and construction schedules, especially on large projects, time and design fees don’t allow for one-on-one consultations with the project’s interior design firm. However, due to the popularity of hybrid housing models with fewer units per building, there is an opportunity for more personalized customization. Providers, like The Hill at Whitemarsh, recognize the importance of choice to elevate the resident experience and further set their community apart.</p>

<p>Since the inception of The Hill at Whitemarsh, freedom of choice has been the cornerstone of the luxury retirement development philosophy. Located on 96 pastoral acres adjacent to historic Erdenheim Farm and near Philadelphia, residents have access to the best of country and city living. Furthermore, extensive amenities and health care services provide numerous options for living their best lives.</p>
<p>When it comes to options, offering a variety of housing was an important part of the community’s master plan, and The Hill has been fulfilling the original concept with the introduction of The Terraces at Hawk Ridge. With three buildings already in place, the organization is finalizing the plans for the last two structures. While selecting their style of home is one of the many choices available to prospective residents, the new Hawk Ridge buildings take choice and customization to another level by providing a unique opportunity for one-on-one interior design guidance with MDP.</p>
<p>The two remaining buildings at Hawk Ridge, developed by Pure Project Management and designed by BartonPartners Urban Design &amp; Architecture, have four units per floor and eight units total per building. This configuration allows each residence to benefit from a corner location, including access to an outdoor balcony. With fewer units per building, providing more personal design attention and customization options is feasible, and the design experience offers a unique selling feature. In addition to fewer units involved, MDP’s office location close to The Hill also made this a special opportunity for residents.</p>
<h3><strong>A Unique Experience</strong></h3>
<p>While some residents may have enjoyed working with a residential interior designer or decorator on a previous house or vacation home, it is unlikely they have had access to life at a commercial design firm. MDP Partner <a href="https://mdpdesign.com/team/kimberly-hyduke/">Kimberly Hyduke</a> and Design Director <a href="https://mdpdesign.com/team/christine-j-kepko/">Christine Kepko</a> welcomed residents into the MDP Studio to help them envision their new home and select the finishes and details to perfectly suit their lifestyle and support their daily needs. This design consultation service demonstrates The Hill’s commitment to its residents and welcomes them to Hawk Ridge with an extraordinary experience.</p>

<p>The process began with Hyduke and Kepko developing The Hill Collection, four curated, client-approved palettes to serve as a starting point for the design process with the residents. The designers then prepped the MDP Studio with the needed samples and technology to help with visualization and support the decision-making process. Similar to the typical sales center or model unit, the studio space provided a comfortable, collaborative setting to see and touch physical samples of the stone, wood flooring, cabinets, etc. And, of course, refreshments kept everyone fueled throughout the engaging interactions.</p>
<p>Technology played a key role in the consultation sessions, supporting visualization and streamlining the specification and ordering process due to the expedited construction schedule. Greengrass, the visualization tool, displayed renderings of the kitchen and bathroom layouts. In real-time, Hyduke and Kepko were able to adjust finish selections to show different combinations of flooring, cabinetry, etc. Using BlueFingerprint, the specification platform; the designers could share cost implications and record final selections.</p>

<p>MDP values the efficiencies BlueFingerprint adds to the design process and has used it on other projects. The tool documents all of the important design information and allows contractors and other team members to pull reports, plans, and pricing. It centralizes the information, thus streamlining communication and minimizing errors. The reports tell contractors what to buy, and how to tag items. Furthermore, the system connects the information to specific units, including notes about special conditions.</p>
<h3><strong>A Satisfying Collaboration</strong></h3>
<p>After numerous productive meetings with the Hawk Ridge residents, everyone seems to be experiencing a high level of satisfaction. “The residents received one-on-one attention with two professional designers,” says Kepko. “Based on their comments, they appreciated our honesty and assistance in the decision-making. They valued our expertise and guidance.”</p>
<p>Adding to the MDP Studio experience, Kepko visited the home of resident Joan Johnson to understand her needs better as they were making final selections. She shared her satisfaction with The Hill, “What a pleasure. You really picked a winner with this team.”</p>
<p>“We benefited from the process as well,” adds Hyduke. “Seeing the residents’ reactions, listening to their questions, and understanding their selections firsthand allows us to improve. The experience reinforced our trend knowledge and helped us better understand what end users really want. In addition, the collaboration informed us on how to better educate the sales and marketing teams we work with on larger projects.”</p>

Here are a few conference highlights from our MDP roving reporters.</strong></p>
<h4><strong>Networking</strong></h4>
<p>One of the best parts of any conference is meeting new people and reconnecting with industry colleagues. Whether clients, project partners, vendors or dear friends, it is the ideal time to reminisce, discuss current project details or gain insights on future project opportunities.</p>
<p>Hyduke and Kepko enjoyed conversations, connections and exploring products with vendor partners like H Contract, Fairfield, Charter, Architex, Fabricut and more.</p>

<p>“The conference provided numerous opportunities to engage with like-minded, forward-thinking individuals who are all instrumental in creating inspired living environments for the aging,” says Kepko.</p>
<h4><strong>Education</strong></h4>
<p>Each year the conference offers a well-curated selection of educational sessions covering important senior living topics, best practices and industry trends. In particular, Hyduke and Kepko noted Session E22 – Aging, Accessibility, Autism and Dementia: Designing for Everyone?</p>
<p>The session reinforced the importance of incorporating accessibility solutions—design for all. The panelists discussed resources, such as organizations like the American Academy of Health Care Interior Designers (AAHID), which provides greater access to health provisions focusing on visible vs. invisible disabilities.</p>
<p>“The speakers emphasized our professional responsibility to shape inclusive design and broaden accessibility,” says Hyduke. “Our design decisions are especially important in developing supportive healthcare environments.”</p>
<p>Interestingly, the presentation also shared data about the biological link between autism and dementia. According to the presenters, one in 36 children has autism, and the rate of autism is climbing. The speakers shared that the current needs of people with dementia parallel the future needs of children with autism. For example, both groups wander, have sensitivity to sounds, need outdoor stimulation, and sometimes cannot articulate pain or understand hunger. This underlines the need for thoughtful, sensory-friendly design. Creative solutions need to carefully consider the effects on all five senses. Acoustics, lighting, olfactory elements, spatial configuration, materials and colors all play important roles in creating a safe environment.</p>
<p>Designers have a lot of factors to consider when developing human-centric environments, so the importance of empathy was highlighted. A designer’s ability to identify with the people they are creating spaces for will elevate solutions, resulting in universally engaging environments and enriching experiences. The panelists shared a quote that resonated with Hyduke and Kepko.</p>

<h4><strong>Inspiration</strong></h4>
<p><strong>In addition to supporting ample opportunities to connect with colleagues, the expo floor is the place to explore the latest and greatest in product introductions and innovations.</strong></p>
<p>It is not easy to impress seasoned professionals like Hyduke and Kepko, but <a href="https://www.samuelsonfurniture.com/catch-by-samuelson" target="_blank" rel="noopener">CATCH by Samuelson™</a> caught their eyes. The patented hardware is a hook developed for Samuelson Legendary Furniture chair backs, allowing a walker or personal item to suspend on the back of a chair.</p>

The company specializes in decorative, wood and metal laser cut panels and unlike other laser screening products, provides designers and architects the ability to create solutions for ceilings and skylights, signage, backlit screens, and decorative cabinetry and furniture. There is an extensive library of patterns, with new introductions adding to the creative options. Lightwave Laser also offers installation information, mounting hardware and light box assembly. The MDP Team loves adding depth, texture and visual interest to senior living environments, so Hyduke and Kepko know this product line will support inspired design solutions.</p>
<h4><strong>Accolades </strong></h4>

As the <a href="https://mdpdesign.com/mdp-news/riverwalk-dining-remodel-receives-efa-silver-award/">Silver Award recipient in the 2023 Remodel/Renovation competition</a>, Kepko proudly accepted the award on behalf of MDP for the work on RiverSpring Living’s RiverWalk dining project. She also shared project insights during a special session featuring the 2023 Remodel/Renovation honorees.</p>
<p>The judges applauded the thoughtful planning and impressive evolution of the property. They called it a stunning transformation and highlighted the design flow, indoor/outdoor connections and overall ambiance. <em>“A very elegant and beautiful transformation of an old dining space with a lot of visual interest.”</em></p>
<p>“While the show focused on the latest trends and exposure to new products affecting our senior living community, attending the awards luncheon was an honor and a highlight for me to be recognized amongst my peers,” says Kepko. “My goal on every project is to focus on hospitality-inspired spaces, but being part of the design evolution at Riverwalk and elevating resident life&#8211;‘helping its residents live the fullest lives they can’&#8211;was particularly gratifying.&#8221;</p>
<h4><strong>FUN!</strong></h4>
<p>Industry conferences aren’t all work and no play. In fact, they can be quite exhausting as attendees balance work with a little fun. Atlanta provided a vibrant urban backdrop for Environments for Aging 2024 and reignited Hyduke and Kepko’s creative energy.</p>
<blockquote><p>“We are often exhibiting at conferences, so it was nice to be an attendee for the first time in a while,” says Hyduke. “I am always looking to learn and grow my industry knowledge as elders’ needs and technology are rapidly changing. Attending the sessions and learning about new products helps me stay current. Exploring and finding inspiration outside the office is always fun, especially with Christine. There is always a lot of laughing. I love coming back and infusing my work with this inspired energy. It’s like getting a new bounce in my step!”</p></blockquote>

Future-focused, the organization understood the need to invest in campus enhancements to continue its passion and commitment to helping residents live the life they love.</strong></p>
<h4><strong>The Priorities</strong></h4>
<p>According to Jefferson’s Ferry President/CEO Bob Caulfield, several factors influenced the decision to embark on a major repositioning effort. First, the dining venues and community spaces needed to be reimagined to align with modern lifestyles and existing and prospective resident expectations.</p>
<blockquote><p>“We especially needed to rethink our dining options,” says Caulfield. “We had a large formal dining room that was used maybe 30% of the time. Most of our dining was coming out of our old tray-style café. We also had a small pub that was more of a wait station than a destination experience. Providing more enticing options was a big driving factor for the project.”</p></blockquote>
<p>Second, the community had already started an operational initiative for health and wellness programs and did not have the proper spaces to support the level of programming. “We needed a bigger gym with an aerobics studio and space to support physician visits with our residents,” describes Caulfield. The health and wellness addition also allowed a more accessible and comprehensive therapy center with an enclosed outdoor courtyard and ADL suite.</p>
<p>Furthermore, the community wanted to better serve dementia and memory care residents. To do so, they needed a new building equipped to address the licensing standards and meet the building and construction requirements for special needs assisted living services. In addition, leadership wanted to readdress the design of the health care center to achieve more resident appeal with household-style community spaces, such as beautiful living, dining and gathering spaces for families and residents to relax and visit with each other.</p>
<p>With all of these important enhancements in mind, the organization knew the project needed a revenue-producing element in addition to the dedicated memory care component. Adding 60 independent living units across campus supported increased density and provided an opportunity to change the mix of apartment sizes and price options.</p>
<h4><strong>The Design</strong></h4>
<p>MDP worked in conjunction with KDA Architects and under the guidance of development consultant Greystone to help Jefferson’s Ferry with a new vision for its 50-acre campus. The reinvention of the dining, commons, wellness and health center experiences breathes new life into the community. While it has been a long process, resident satisfaction has been witnessed with the completion of each phase.</p>
<p>From an aesthetic perspective, the architecture and interior design offers a transitional style with regional influences. While the refreshed palette provides an inspired setting, it is the reimagined space plan that creates enticing destinations and reinvigorates the community experience.</p>
<p><img loading="lazy" decoding="async" class="size-medium wp-image-4921 alignleft" src="https://mdpdesign.com/wp-content/uploads/2024/04/Jeffersons-Ferry_Community-Center-2-510x340.jpeg" alt="Jefferson's Ferry Community Center" width="510" height="340" />Caulfield highlights the new and improved community center. “As you walk in, you are greeted at the reception desk, and you have expansive views of the whole space. The old design had visual barriers. Opening the plan welcomes you into a grand space with spectacular finishes, natural light and views of our new dining venues.”</p>
<p>He enjoys seeing the use of the multi-functional space and comments on the excitement of the residents. “When they were delivering the furnishings for this area, residents were sitting in the furniture while they were still unpacking,” amuses Caulfield.</p>
<p>MDP Principal Bruce Hurowitz commends KDA Architects for their clever architectural solution in the health center. “It was a pretty aggressive plan, but relocating units from the front end of the plan to the back made it possible to achieve the commons area spaces that were desired.”</p>
<p>From concept to completion, what impressed Caulfield was the accuracy of the renderings. “I am amazed and impressed at the quality of the MDP renderings, down to the tiny details. It is unbelievable. We knew up front what it was going to look like in the end and there haven’t been any major surprises.”</p>
<h4><strong>A Provider’s Perspective </strong></h4>
<p style="text-align: left;"><img loading="lazy" decoding="async" class="size-medium wp-image-4920 alignright" src="https://mdpdesign.com/wp-content/uploads/2024/04/Jeffersons-Ferry_Bob-Caulfield-364x510.jpg" alt="Jefferson's Ferry CEO/President Bob Caulfield" width="364" height="510" />A multi-phased repositioning with renovations to existing buildings is not without its challenges. From start to finish, it is a long, complicated process. As final projects wrap up, Caulfield offers advice to providers contemplating an endeavor of this magnitude.</p>
<p><strong>Q: Based on your recent experience, what advice do you have for community leaders contemplating a phased repositioning?</strong></p>
<p><strong>A:</strong> Assemble a qualified team with a development consultant, architect, interior designer, and general contractor who has worked on similar projects and knows what it’s like working in a 24/7 operating facility. Get them on board early in the planning process.</p>
<p>Ensure your management team has the bandwidth to deal with the operational challenges. One thing we underestimated is how much we would have to do to accommodate construction. Have someone on your staff as the dedicated point person to coordinate with the development team. This is not something your Director of Maintenance can do in their spare time.</p>
<p>Expect the unexpected. Expect things to not go as planned. Facilities were not originally built with a major renovation/expansion in mind.</p>
<p>Whatever contingency you put in the budget, add more – things will come up that were not planned (i.e. moving offices, temporary entrances, road repairs, water leaks, etc.). We had to quickly address and manage things we did not have in the budget, so be prepared.</p>
<p><strong>Q: Based on your recent experience, what advice do you have for community leaders as they select team members to support their repositioning efforts?</strong></p>
<p><strong>A:</strong> Use design professionals, development consultants and construction managers who have a long track record of quality senior living projects similar to yours. Visit their projects and talk to their current and former clients.</p>
<p>Communication among development team members is vital. Consider using professionals who have worked together on other projects.</p>
<p>Ensure the team members have the capacity to take on the work knowing the project could last longer than expected.</p>
<p><strong>Q: Based on your industry experience, what are the most important spaces for communities to invest in updating? Why?</strong></p>
<p><strong>A:</strong> While it’s important to have well-designed and fresh-looking program spaces, such as a fitness and wellness center, salon, and auditorium, residents and their guests spend most of their time in the dining venues and community center. Beautiful and functionally designed gathering spaces provide wonderful opportunities for socialization. It’s so pleasing to see so many people throughout the day using and enjoying these spaces. It gives a wonderful vibe of an active yet relaxing community.</p>
<p><strong>Q: What did you prioritize in Phase One of the repositioning? Why? Was it the right decision?</strong></p>
<p><strong>A:</strong>  We started with the dining venues. We wanted to garner excitement from existing residents and give them something to see and enjoy right away. Then, as more residents move in, the dining venues would be ready to accommodate them.</p>
<p>It was definitely the right decision. Living amidst construction can be tough for residents, employees and marketing, so the beautiful new dining areas were something they could show off. I really believe it was the right move to address those spaces first.</p>
<p><strong>Q: What was the most challenging part of the repositioning process?</strong></p>
<p><strong>A:</strong>  Minimizing the impact of construction work on residents and staff.</p>
<p><strong>Q: What was the most exciting part of the process?</strong></p>
<p><strong>A:</strong> Seeing how happy and impressed people are with the new dining venues and community center.</p>

<p><strong>The MDP Team is pleased to announce that Environments for Aging (EFA) recognized the dining remodel concept at RiverWalk by RiverSpring Living with a Silver Award in the 2023 Remodel/Renovation competition.</strong></p>
<p>The annual awards program highlights projects that refresh or reinvent existing spaces to help communities remain competitive, attract new residents, and best serve existing residents and staff.</p>
<p>MDP has worked with RiverSpring Living to revitalize the New York campus for the past 22 years. This includes a series of renovations at RiverWalk. Over the years, the dining area, in particular, has received multiple finish updates, and in 2012, the space was widened. MDP’s 2023 concept for the dining venues evokes a luxurious Manhattan hotel lobby feel and NYC bar vibe. The design transforms an existing dining venue into two distinct destinations—Sail, an upscale restaurant, and Hudson Lounge, a multifunctional bar space intended to be the new hub of social activity.</p>

MDP has worked with the leadership team to revitalize the New York campus for the past 22 years. MDP’s inspired design has helped elevate the resident experience in just about every building on campus (approximately 17 projects).</strong></p>
<p>“What is especially notable about their work with us is that it has been primarily gut renovation and repurposing projects,” says Daniel A. Reingold, President &amp; Chief Executive Officer of RiverSpring Living. “It takes an exceptional team to implement innovative concepts within existing buildings. There are numerous challenges to navigate, and a high level of creativity is required.”</p>
<h5><strong>The Beginning—</strong><strong>Riverwalk Residences </strong></h5>
<p>MDP’s first opportunity on the Hebrew Home campus was at RiverWalk Residences. This initial building project included the conversion of a HUD 202 senior housing building into a more modern independent living residence with additional public spaces and amenities.</p>
<p>Due to MDP’s long-term relationship with RiverSpring and the provider’s commitment to elevating senior life within the continuously evolving industry, the team has had the opportunity to work in some of the buildings, like RiverWalk, multiple times.</p>
<p>“We have worked in the Riverwalk IL building since 2000,” describes Hurowitz. &#8220;At that time, there was a minimal lobby space, a community room and an underutilized basement, so the MDP Team advocated for the investment in more commons amenity spaces. Creative space planning was required to help reallocate and repurpose space to add vibrancy to the resident experience. Those communal spaces have proven successful and now we are back infusing them with a hospitality appeal that speaks to today’s market standards.”</p>
<p>MDP’s work with RiverSpring has included a variety of projects, from a 24-hour adult daycare and low vision center to numerous resident room renovations and the addition of enviable amenity spaces. Each project aims to raise the bar on senior living.</p>

<h5><strong>Coming Soon &#8211; RiverSpring Rehabilitation</strong></h5>
<p>Reingold is excited about the work currently being envisioned with MDP on a world-class rehab center. “This project includes a long list of challenges as well as a substantial technology grant. The incredibly generous grant is allowing us to become a national leader in experimenting with and adopting new technology to support older adults,” says Reingold. “The center features outdoor spaces, an oversized gym, a hospitality center, fine dining and a business center. MDP is helping us incorporate all kinds of new technology and advocating for important design decisions, like as many full baths as possible and innovative, highly efficient workspaces for clinicians that eliminate the old nurse station concept.”</p>

When I first met David Pomeranz, Chief Operating Officer in his basement office of RiverWalk, the Hebrew Home had over 900 skilled nursing beds. Over the years, we have helped them relocate and reclassify beds to address numerous care needs. With each project, their leadership is willing to listen to our guidance while also challenging us to push the envelope. With all of the continuing education and research we do and the collective knowledge after years of experience; it is exciting to have a client who is receptive to trying new things and integrating the latest and greatest products.”</p></blockquote>
